What Is a Custom Home?

A custom home is built specifically for you, on your lot, to your specifications. You're involved in every decision — floor plan, layout, finishes, fixtures, materials, and features. The home is designed around your lifestyle and preferences.

Pros:

  • Choose every material, finish, and feature
  • Built on your land (or land you select)
  • Unique — no one else has the same home

Cons:

  • Longer timeline (typically 8–14 months from design to move-in)
  • Higher cost per square foot
  • Requires more decisions and involvement from you
  • Must secure land separately if you don't already own it

What Is a Spec Home?

A spec home (short for "speculative") is built by a builder before a buyer is lined up. The builder chooses the lot, designs the floor plan, and selects the finishes. You're buying a completed (or nearly completed) new construction home.

Pros:

  • Faster move-in — often weeks instead of months
  • Lower cost per square foot (builder buys materials at scale)
  • Less decision-making required
  • Can tour the home before committing
  • Financing is often simpler since the home already exists

Cons:

  • Limited customization (you get what the builder chose)
  • Floor plan may not perfectly fit your needs
  • Less unique — similar homes may exist nearby
  • Location is fixed
