Selective interior demolition of a 15,000 sq ft former bank branch in Dallas, TX — removing all non-structural walls, suspended ceilings, flooring systems, plumbing fixtures, and electrical panels to prepare the space for conversion into a modern medical office suite.




The Challenge
The former bank had a reinforced concrete vault room, hazardous floor tile requiring licensed abatement, and an extensive sub-floor conduit system that had to be removed without damaging the structural slab. Adjacent tenants were operating on the second floor throughout demolition.
Our Solution
We contracted a certified industrial hygienist to test the floor tile — results confirmed asbestiform material, and we completed licensed abatement with proper containment and disposal documentation before structural demo began. The vault room was demolished using hydraulic tools rather than jackhammers to control vibration for upstairs tenants. All conduit removal was mapped against as-built drawings to avoid cutting live circuits serving common areas.
The Results
Demolition was completed on schedule with zero noise complaints from adjacent tenants and a passed air quality clearance following abatement. The slab was left clean and undamaged, ready for the new tenant's finish-out. The owner received all disposal manifests and abatement documentation within 48 hours of project completion.
