San Marcos Retail Strip Center Windows & Doors
Complete storefront window and door replacement for a 7-unit retail strip center in San Marcos, TX — removing original single-pane aluminum storefronts, installing thermally-broken Low-E commercial window systems throughout, and replacing all tenant entry doors with ADA-compliant commercial-grade units.




The Challenge
The 1980s single-pane aluminum storefronts were causing significant energy loss and tenant condensation complaints. All 7 units needed to remain accessible throughout the replacement — closing even one storefront for a full day was unacceptable to the property owner. The new system had to meet current Texas energy code SHGC and U-factor requirements.
Our Solution
We replaced one tenant bay at a time, completing each unit in a single day. Temporary clear plastic sheeting was installed each morning before any tenant opened, then the new storefront was complete by 4 PM. We selected a thermally-broken aluminum system with Low-E glass meeting Texas climate zone energy requirements, confirmed by the property owner's energy consultant before ordering.
The Results
All 7 bays were completed without a single tenant reporting any impact to their business hours. The property passed its energy compliance inspection on the first review. Tenants reported an immediate improvement in comfort — the Low-E glass reduced interior temperatures near the storefront by an estimated 8-12°F during summer peak sun.
