Edinburg Commercial Parking Lot Paving
A 40,000 sq ft asphalt parking lot for a medical office complex in Edinburg, TX — including base preparation, drainage engineering, ADA-compliant walkways, concrete curbing, and striping for 120 parking spaces.
The Challenge
The site had poor drainage with standing water after every rain, creating liability concerns and accelerating pavement deterioration. The medical office needed to remain fully operational during construction, with no disruption to patient access or emergency vehicle routes.
Our Solution
We re-engineered the drainage with a 2% crown slope and installed three new catch basins connected to the city storm sewer. The base was stabilized with 8 inches of compacted limestone before the 3-inch asphalt overlay. We worked in quadrants, maintaining at least 75% of parking capacity at all times and keeping all building entrances accessible. ADA spaces and walkways were poured in concrete with detectable warning surfaces.
The Results
Zero standing water after the first major rainstorm post-construction. The medical office reported no patient complaints during the 2-week project. The new parking layout added 15 additional spaces compared to the original configuration, and the asphalt carries a 2-year warranty against defects.
