The Challenge

The campus had significant grade changes creating drainage problems — ponding near the building entrance after every heavy rain. The client required low-maintenance plantings suited to Gulf Coast humidity, and the project had to be complete before a high-profile client event 6 weeks out.

Our Solution

We graded the entrance area with a 2% slope toward a new drainage swale and installed French drains to carry water to a retention area at the property's low corner. All plant selections were drawn from the Texas Department of Agriculture's adapted plant list — species that thrive in Gulf Coast humidity without constant irrigation once established. The irrigation system uses soil moisture sensors to water only when needed, projected to cut water use by 35% compared to timer-based systems.

The Results

The campus was complete and pristine for the client event. The entrance drainage solution has eliminated all ponding through two subsequent Gulf Coast storm seasons.
