Pharr Multi-Family Housing Development
An 8-unit multi-family housing development in Pharr, TX — two buildings with four 2-bedroom/2-bath units each, covered parking, community laundry facility, and landscaped common areas. Built to meet Texas Department of Housing standards.




The Challenge
The developer needed to maximize unit count on a tight 0.75-acre lot while meeting city setback requirements and providing adequate parking. The project had a fixed budget tied to a construction loan with a 9-month draw schedule, leaving no room for delays or cost overruns.
Our Solution
We designed an efficient site layout with two mirror-image quad-plex buildings, achieving 8 units with 16 covered parking spaces on the 0.75-acre lot. Our in-house framing, electrical, plumbing, and HVAC crews eliminated coordination delays between subcontractors. We value-engineered the specifications — selecting LVP flooring over tile, builder-grade Energy Star appliances, and a centralized HVAC system — to keep costs within budget without sacrificing quality or tenant appeal.
The Results
The project was completed in 8 months, one month ahead of the loan draw schedule. Final cost came in 4% under budget. All 8 units were leased within 30 days of receiving the certificate of occupancy. The developer's projected cap rate exceeded 7%, and they've since contracted us for a second phase.
